Premium North: Catalina Foothills & Oro Valley
This is Tucson's showcase side — homes tucked into the Catalina foothills at medians around $670–690K (Foothills) and $555–580K (Oro Valley), with the metro's best schools, lowest crime, and mountain views in every direction.
Catalina Foothills
Custom homes on desert acreage, older luxury stock being modernized, La Paloma and the Ventana Canyon corridor, Sabino Canyon at the neighborhood's edge. Catalina Foothills School District 16 keeps demand permanently hot, and there's essentially no new subdivision land — scarcity is baked in.
Oro Valley
A master-planned incorporated town north of the city: golf communities, Sun City Oro Valley's 55+ living, Rancho Vistoso, newer commercial centers, and some of the safest neighborhoods in Arizona. Slightly more suburban in feel than the Foothills, slightly easier on the budget.
Who this territory fits
Executives, physicians, equity-rich California movers, snowbirds who want the polished version of desert winter, and families buying the school district. If the north speaks to you, start with our 55+ guide (for its Sun City and SaddleBrooke neighbors) or the relocation guide.
